Welcome to Rose Croft Holiday House

Lybster, Caithness, Scottish Highlands

Rose Croft Terms of Booking

Reservations

Your reservation will be confirmed when we receive a deposit of £150 for each week booked and on completion of the booking form.  The deposit is non-refundable in the event of cancellation. When making a reservation the size of the party should be notified and any changes to the size of the party notified prior to arrival. We reserve the right to limit the size of the party to the maximum number of bed spaces in the property.

Balance Payment

The balance due should be paid 6 weeks prior to your arrival date.  If your booking is made within 6 weeks of your arrival date full payment is required before the booking can be confirmed

Cancellation

If you require to cancel your reservation this must be confirmed in writing.  The deposit is non returnable.  If cancellation is advised less than 4 weeks from the commencement of the reservation no refund will be given.

We advise that you have holiday insurance to cover such eventualities.

Availability

If the property is not available for the dates booked through unforeseen circumstances – e.g. fire, theft, damage etc – the reservation may have to be cancelled and you will be advised as soon as possible.  All monies will be refunded but no compensation can be given.

Arrival and Departure Times

Lets are Saturday – Saturday.  The house will be available from 4.00 pm on the day of arrival and must be vacated at 10.00 am on the day of departure.  Guests are requested to leave the house clean and tidy.

Pets

Small dogs may be allowed by prior arrangement and must be confined to the utility room and kitchen.  An additional charge of £25 per week per dog will be added to the cost of the booking.  The garden must be left free of dog poo.

Smoking Policy

The house is totally non-smoking and any smokers must confine their habit to the outdoor areas.  Please clear up any cigarette butts before leaving.

Use of the Log Burner

The house is fully centrally heated and there is also a log burner in the lounge for additional comfort which guests are welcome to use. It is important that the instructions for using the log burner in the Rose Croft Information Book are followed.

Please note that only the logs provided are to be used in the log burner as burning green or damp logs can seriously damage the flue. An initial basket of logs will be supplied and additional logs will be available for purchase for a small fee.

Damage

Please inform us of any damages so that replacements can be made before the next clients arrive.
